Getting Revved Up In Flemington
When the new James Toyota dealership decided to build green, Penn Valley Constructors called ESMG to develop both a waste management strategy and an indoor air quality plan that would earn them certification under the LEED standard.
Automobile dealerships are known for their quick construction to accommodate public demand which means "time is money." ESMG used the available parking lot space to set up a makeshift reclamation center, diverting all wood, metal, heavy plastic and sheetrock from waste containers. This allowed workers to easily sort materials by commodity and saved the client thousands of dollars in landfill costs.
The partnership with ESMG allowed James Toyota in Flemington, NJ to become the first dealership in the state to achieve LEED certification.
A materials take-back program was established with vendors that supplied materials to the site. Items such as packing materials and pallets were returned with the vendor and reused. In addition, materials such as carpet and linoleum scraps that would otherwise be discarded, were taken back by the manufacturers and recycled.
On-site education was important for both contractors and vendors. Guidelines for placement of materials and indoor air quality requirements were posted so everyone involved could help maintain a healthy and efficient work environment.
Internal activities such as laying carpet, HVAC installation and painting were scheduled to minimized the chance of reducing the air quality before building occupation. Materials such as heavy PVC plastics were collected in a central location for the duration of the project. This allowed the material to be recycled in one load rather than multiple trips, reducing both cost and vehicle emissions.
